01 The Problem

High-rise work requires real expertise.

Property managers across Southwest Florida need a vendor that’s qualified, insured, and reliable for work above ground level. These are the challenges we solve.

01

National vendors are expensive & slow

Large contractors charge premium rates with slow turnaround. By the time the proposal comes back, tenants are already noticing salt build-up on the glass.

02

Local crews aren’t rope-trained

Most window cleaners can’t work above three stories. They lack the rope access certification, insurance riders, and safety protocols required for commercial high-rise work.

03

One job, three different vendors

Windows, signage, gutters — three separate trades for one building. We consolidate all exterior services under a single provider and a single invoice.

02 Our Services

Specialized rope access services.

From recurring commercial window cleaning contracts to one-off facade inspections, our certified technicians deliver professional results — safely, efficiently, and on schedule.

High-Rise Window Cleaning

The flagship service. Recurring monthly and quarterly contracts for commercial towers, mid-rise office buildings, hotels, and luxury condominiums. Streak-free results from rope-access technicians who specialize in high-elevation glass — no scaffolding required, no lifts blocking your loading bay, no surprises on the invoice.

We’d been juggling three different vendors for our exterior work. Top Rope Access took it all in-house on one contract — windows, signage, gutter clearing — and our quarterly costs actually came down. They’re the most reliable trade we work with.

06 Frequently Asked

Frequently asked questions.

Common questions from property managers and facility teams about our rope access services.

What exactly is rope access, and why does it matter for window cleaning?

Rope access is an industrial work-positioning technique that uses certified ropes, harnesses, and rigging to let technicians safely descend a building’s exterior. For window cleaning, it’s the gold-standard method on high-rises: faster than scaffolding, less disruptive to tenants than boom lifts, and significantly less expensive than equipment-heavy alternatives. It also requires training and certifications most local window cleaners don’t carry — which is why so few crews can legally work above three stories.

How often should our commercial building be serviced?

Most Class-A commercial buildings in Southwest Florida do well on a quarterly cadence. Hotels and high-visibility properties typically benefit from monthly service. Buildings near the Gulf fight salt-air more aggressively, so coastal towers and waterfront properties often need a tighter schedule than inland buildings. We’ll recommend the right frequency during the on-site assessment.

Are you fully insured? Can you provide a COI to our risk team?

Yes. We carry general liability, workers’ compensation, and umbrella coverage at limits sized for commercial vendor onboarding. Certificates of insurance are issued to your risk or legal team before the first day of service, and we can name your property as an additional insured when required.

Do you handle one-off projects, or only recurring contracts?

Both — but the business is built around recurring service agreements. We handle one-off facade inspections, post-storm assessments, emergency rope-access access, and individual cleanings. Recurring-contract clients get priority on scheduling, locked-in pricing, and proactive recommendations from the field.

What buildings and property types do you typically service?

Class-A office towers, hotels, mid- and high-rise condominium associations, mixed-use developments, medical buildings, and luxury Gulf-front estates. If a property has windows above three stories, signage that needs servicing at height, or an exterior that requires periodic inspection, we’re built for it.

How does the assessment and quoting process work?

You tell us about the property. We schedule a free on-site assessment within five business days, walk the building, photograph elevations and access points, and follow up with a written line-itemed proposal. No hourly mysteries, no estimate-only language, no high-pressure follow-ups. What you sign is what you pay.

Can you handle work beyond windows — signage, lights, gutter clearing?

Yes. Most clients add high-reach maintenance to their service agreements: signage repair, exterior light bulb replacement, gutter clearing, soft-wash, sealant inspection, and debris removal. Bundling these onto a single ticket eliminates the need to coordinate three separate vendors and typically reduces overall cost.

How quickly can you mobilize for an emergency or post-storm inspection?

We aim for on-site mobilization within 24 hours for emergency calls — loose facade panels, post-hurricane inspections, leak source-tracking from the exterior. Existing contract clients receive priority response. Call directly at (941) 123-4567 for emergency dispatch.
